Land clearing in Prichard, a city in central Mobile County, mostly means old lots gone to brush. Mobile borders the city to the south, Chickasaw to the east and Saraland to the north and northeast. I-65 and I-165 meet inside Prichard, and St. Stephens Road runs 4 miles to downtown Mobile. From our base in Elberta, we handle land clearing on these lots with a compact track loader and its attachments.
The city is named for Cleveland Mason Prichard, who turned a tract beside the railroad into a vegetable-shipping point. It was incorporated on September 16, 1925, and Mobile shipbuilding companies built worker homes here during World War II. The city counted 47,371 people in 1960 and 19,322 at the 2020 Census, less than half the 1960 count. With fewer people today, many Prichard lots sit empty, and grass and brush take them over.

More than half of the homes in Prichard were built before 1970, about one in four in the 1950s alone. Fewer than 2 in 100 have gone up since 2010, and about five in six are single-family detached houses. Census estimates for 2020 to 2024 put about one in five of the city's housing units vacant. Empty homes still have yards and back lots, and grass and brush keep growing on them every season.
The mayor's 2026 plan says blighted properties and overgrown lots have weakened neighborhood quality. The plan's Vacant Lot Stabilization Program sets out to mow, clear and maintain vacant lots on a predictable rotation. In November 2025, the city had identified 400 blighted properties after looking at about 60 percent of its properties. In August 2026, the city council approved buying roughly 150 tax-delinquent properties from the state at $100 each.
HB498, a state act for the City of Prichard, was enacted on April 9, 2026, and took effect June 1. It lets the city council declare repeat overgrown grass and weeds a public nuisance, along with abandoned debris. A weed that grows large enough to become a fire menace when dry can be declared a nuisance. You get a written notice and 10 days to abate it, and the enforcing official may allow up to 28.
After that, the council may have it abated, and the city's cost becomes a nuisance lien on the property. Mobile County then adds that lien to the property tax bill, where it is collected with the taxes. That is a good reason to clear your own lot on your own schedule, before a written notice ever arrives. Our bush hogging cuts tall grass and weeds back with the rotary cutter mounted on our track loader.
Toulmins Spring Branch heads inside Prichard and drains to Three Mile Creek, one of the creeks that carry city runoff. Chickasaw Creek and Gumtree Branch take Prichard runoff too, and the Mobile area averages 66 inches of rain a year. That much rain carries bare dirt off a lot, so how clearing leaves the ground matters. The ground should stay covered, with loose dirt kept on the lot rather than pushed into a ditch.
Where a small shed or garage stands on a Prichard lot, our demolition work takes it down first. Next, the forestry mulching head grinds brush and small trees in place, and the chips cover the ground. Where you plan to build, the bucket handles the grading and dirt work that shapes the lot to drain. We pile the debris and load it out, and your written estimate spells out how it leaves the lot.
